I spent part of my Air Force career at Eglin testing F-15s and F-16s, so I know this part of the Panhandle well. I also know the moment every new arrival has when they see what a rental costs near the beach.

I am Scott Carlin, a 20-year Air Force veteran and the broker behind TrueVet Mortgage. This guide explains how your 2026 Basic Allowance for Housing (BAH) works at Eglin, what sets the amount, and how it can help you buy a home instead of renting for your whole tour.

Your BAH is set by where you are assigned, not where you live

Under most circumstances, you receive BAH for the location where you are assigned, not for the place you rent or buy. The rate is tied to your permanent duty station.

That means your allowance stays the same whether you live in Destin, Niceville, Crestview, or Navarre. Your housing cost does not stay the same. That difference is where buying can start to make sense.

How to find your exact 2026 Eglin BAH rate

The official source for your rate is the Department of Defense BAH Rate Lookup at travel.dod.mil. Enter your duty station ZIP code and pick your pay grade, and it shows your 2026 rate with and without dependents. You can also use our BAH calculator or read our overview of 2026 BAH rates. If you are comparing Florida bases, see our guide to 2026 BAH at Patrick Space Force Base.

The 2026 rates took effect January 1, 2026. Across the force, BAH rose by an average of 4.2 percent. Your own change depends on your housing area and pay grade.

What determines your BAH

Three things set your rate:

  1. Your duty location. Your permanent duty station sets your housing area.
  2. Your pay grade.
  3. Whether you have dependents.

Your BAH is not adjusted for your actual rent, your credit, or the home you choose. DoD bases the rates on local rents and utilities for civilians with similar incomes. Under the 2026 rates, members cover about 5 percent of the national average housing cost for their pay grade out of pocket.

Two more facts are worth knowing. BAH is not taxable income, so it goes further than the same amount of base pay. And rate protection means that if you keep continuous BAH eligibility at the same location, your rate will not go down even if local housing costs fall.

How BAH helps you buy instead of rent

BAH can count as qualifying income. On active duty, VA underwriting rules allow your housing allowance to be counted as income once the lender verifies it, usually from a recent Leave and Earnings Statement. Because BAH changes from one duty station to another, the lender uses the amount you will receive at Eglin.

You may not need a down payment. A VA loan requires no down payment as long as the sales price is not higher than the appraised value. That keeps more cash in your account after a PCS move. There is no monthly mortgage insurance on a VA loan, which is a real monthly savings compared with a low-down-payment conventional or FHA loan. You will usually pay a one-time VA funding fee unless you meet certain requirements, such as receiving VA disability compensation. VA loans also often come with better terms and interest rates than other loans.

Where you buy matters. Home prices and association dues vary across Okaloosa County and the surrounding area. Condos often carry monthly association dues that raise your total payment. Compare the full monthly cost of each home, not just the price.

Buying is not always the right choice. If you are near the end of a tour, expect a short follow-on assignment, or do not want to be a long-distance landlord, renting may be the better fit. Make that decision with real numbers in front of you. Our Fort Walton Beach VA loan page covers the local market, and the VA loan process page shows what the timeline looks like.

Florida costs to plan for

Homeowners insurance. Wind coverage is a large part of the insurance cost in the Panhandle, especially near the coast. A pre-approval built on a general insurance estimate can understate your real monthly payment. Get an actual quote early, and ask your insurance agent whether a wind mitigation inspection could lower your premium.

The homestead exemption. Florida offers a homestead exemption of up to $50,000 on your permanent residence. The second $25,000 portion applies only to non-school taxes and is adjusted each year for inflation. The Save Our Homes limit also caps the yearly increase in your home’s assessed value at 3 percent or the change in the Consumer Price Index, whichever is lower. To apply, file with the Okaloosa County Property Appraiser by March 1 of the tax year.

Veteran property tax exemptions. Florida offers several benefits for veterans who qualify:

These benefits can change your monthly payment, so they belong in your escrow estimate from the start. Your county property appraiser decides eligibility.

Frequently asked questions

What is the 2026 BAH at Eglin AFB?

It depends on your pay grade and whether you have dependents. Enter your duty station ZIP code and pay grade in the official DoD BAH Rate Lookup at travel.dod.mil to see your exact 2026 rate.

If I live in Crestview or Navarre instead of Destin, does my BAH drop?

No. In most cases, BAH is based on where you are assigned, not where you live. Living somewhere less expensive does not reduce your allowance. It leaves more of it for your other expenses.

Can I use my BAH to qualify for a mortgage?

Yes. On active duty, your housing allowance can be counted as income for a VA loan once the lender verifies it. That can help a service member qualify for more home than a civilian with the same base pay.

Does BAH change every year?

Rates are reviewed each year. The 2026 rates were announced in December 2025 and took effect January 1, 2026. Rates can rise or fall with local housing costs, but rate protection keeps your rate from dropping while you keep continuous eligibility at the same location.

What happens if I get orders out of Eglin after buying?

You can sell, rent the home out, or in some cases let a qualified veteran assume the loan and substitute their own entitlement. Many families keep the home as a rental and buy again at the next base using remaining entitlement. Plan for this before you buy.
