Your Certificate of Eligibility, or COE, is the document that proves to a lender you have earned your VA home loan benefit. It is one of the first things you will need, and the good news is it is usually easy to get. I am Scott Carlin, a 20-year Air Force veteran and the founder of TrueVet Mortgage, and here is exactly how it works.
What is a VA Certificate of Eligibility?
The COE is an official record from the Department of Veterans Affairs confirming that you meet the service requirements for a VA loan. It also shows how much entitlement you have available, which affects whether you can buy with zero down. Your lender needs it to move forward, but you do not have to wait on it to start the conversation.
The three ways to get your COE
- Through your lender (fastest). In most cases I can pull your COE for you in minutes using the VA’s automated system. For the majority of veterans and active-duty buyers, this is instant and you never have to touch a form.
- Online yourself. You can request it through your VA.gov account under the home loans section. If you have your login set up, this is quick.
- By mail. You can submit VA Form 26-1880 to the VA and wait for a mailed response. This is the slowest route and rarely necessary.
For almost everyone I work with, option one is the answer. You give me the go-ahead, I pull it, and we keep moving.
What documents you need for a COE
What the VA wants depends on your service status:
- Veterans: your DD-214 (the report of separation), ideally the long-form copy that shows character of service.
- Active-duty service members: a current statement of service signed by your commander, adjutant, or personnel office, showing your name, Social Security number, entry date, and time lost.
- National Guard and Reserve members: proof of your service history, such as an NGB-22 or a points statement, depending on your situation.
- Surviving spouses: different paperwork applies, and I will walk you through it personally, including VA Form 26-1817 where needed.
If you are not sure which document you have or need, send me what you have and I will tell you if it is enough.
Do I need my COE before I get pre-approved?
No. You can get pre-approved first, and I will pull the COE as part of that process. Plenty of veterans start their home search before they have ever seen their COE, because the lender handles it. The point is to get you moving, not to create homework.
What if I have used my VA loan before?
You may still have full or partial entitlement, and in many cases entitlement can be restored, for example after you sell a home you bought with a VA loan and pay it off. Your COE will show what you have available. If you have used the benefit before, tell me the history and I will help you understand where you stand.
VA Certificate of Eligibility FAQs
How long does it take to get a COE? When your lender pulls it through the VA’s automated system, it is often instant. Requesting it yourself online is usually quick too. The mail-in route can take longer, which is why most veterans let their lender handle it.
Is there a cost for a COE? No. The Certificate of Eligibility itself is free.
Can I get a VA loan without a COE? No. The COE is required, but getting it is usually the easy part, and your lender can pull it for you.
I lost my DD-214. Can I still get a COE? Often yes. You can request a replacement DD-214 from the National Archives, and in many cases your lender can still verify eligibility through the VA system. Reach out and we will figure out the fastest path.
Ready to get started? I will pull your COE, get you pre-approved, and lay out your options, veteran to veteran.
